How long does the process usually take?

It depends on the property, but we’ve had buyers identify their dream vacation home, close, and welcome their first guests within 45 days. Once the deal is done, if no major renovations are needed, our team can have your home guest-ready: designed, furnished, photographed, and listed in under a week.

What if my property does need renovations?

We’re here to help with any updates your property needs. Whether it’s a fresh coat of paint or a full kitchen remodel. We can handle many projects in-house and work with licensed contractors for larger projects. No shortcuts here, our construction team will bring your vision to life and ensure your vacation home is perfect for you and your guests.

What if I want to be involved in the design and setup?

We love that. While we offer full-service furnishing and setup, we know this is your vacation home, too. We’ll collaborate with you to make sure the space feels like yours while still appealing to high-performing guest expectations.

How much can I expect to earn?

Earnings vary based on location, size, and seasonality, but our managed properties consistently rank in the top 10% of market performance. Most of our clients earn back their closing costs within 2 years.  And if you buy in cash, you could recoup your full purchase price in 7–10 years. We also provide detailed revenue projections for every property you’re considering.

Are there tax benefits you help owners take advantage of?

Yes! As of January 20, 2025, short-term rental investors can claim 100% bonus depreciation on properties placed in service after that date. This means the full cost of things like furnishings, appliances, and renovations can be deducted in year one, offering major upfront tax savings.

Are there certain neighborhoods you recommend for investment?

Yes. Mid-City is often our top pick for ROI. It offers lower purchase prices than trendier neighborhoods like the Bywater or Garden District, but guests love the charm, proximity to the French Quarter, and easy access to the Canal Streetcar. That said, we’ll always work with your preferred location and provide detailed revenue projections to help you make the smartest choice.

Does my rental have cable TV?
The rentals do not have cable, however, all units contain Smart TV’s with apps for Netflix, Hulu, Amazon Video, Disney+, and much more.
Is smoking allowed?
Smoking is not allowed inside any of the units. Smoking is permitted outside of the units, on porches or balconies.
Do you provide linens and towels?
Absolutely! We provide enough fresh linens and towels for each guest staying.
