We stayed for four days and had a mixed experience.

Here’s what we liked: The location is great. It’s in a quiet neighborhood but not too far from the clubs and restaurants. The place was clean and comfortable.

Here’s what’s we didn’t like. The unit was hard to find because there are no numbers on the doors. Eventually, we found the brass numbers at random locations and got in. The shower was odd in that it was hard to find a good setting because there are no H/C indicators and two off positions. Hint: try the 1:00 position for a good temperature. Also, two electrical outlets didn’t work in the unit.

The worst part was the WiFi. The connection was very slow (less than 2 Mbps download) and wouldn’t connect to some of our devices. When we contacted the host, we got fairly useless, albeit prompt, responses like “try the password again,” “try unplugging your device,” and “a team member will look into this” (they didn’t.)

New Orleans was great, but we wouldn’t stay at this place again.

Very good overall. But if you want to make sure a good night sleep, choose the upstairs unit if available, which would eliminated unpredictable upstairs renters’ loud noises. By the way, the host is very responsive to my request at 2:00am in resolving upstairs noises.

This was a great listing for what it was worth. I know the listing is new, but I do wish it was more home-y with more of the personal touches and warmth that some other Airbnbs have. Overall, it served the purposes we needed it to serve for the time we were there and, after a couple of days and some shopping trips, felt like home. As a heads up, for those traveling for work, the wifi was fine for streaming and calls, but not great for uploading files. I’d stay here again, and it helps knowing what to expect and what not to expect.

The apartment was beautiful and clean, exactly like the pictures. The area was surprisingly quaint and calm, we felt very safe in the area and there were several nice bars and restaurants within walking distance. The hosts were very organized and we had no issues checking in or out, the recommendations and support we received was excellent!

Our trip was good but it could have been better. The number provided to call upon arrival did not work. We were given about 3 incorrect wifi names and password which is crazy considering this is a BNB that you lease continuously. The projector didn’t work until the last day, Ian did the best he could and we definitely appreciate him but this shouldn’t have been an issue in the first place. There was no clear instructions on how to use the remotes for the projector or Bluetooth so we were confused there. The water filter should have been replaced before we arrived. When we went into the master bedroom we found about 10 nails the first two days just laying in the carpet. Luckily none of us stepped on that cause that would have been a HORRIBLE experience being we came for vacation. Additional to an issue with the sheets. I recommend changing it out as we had an allergic reaction the entire stay. The BNB itself was beautiful. Numerous preventable issues didn’t give us the best time.

Terrible Neighborhood

Horrible neighborhood, I was afraid to leave the car outside (we couldn’t park on the side of the house) When entering the property there was a car blocking and was hard to get in, we had to squeeze in (my father in law was with us, he is 84 it made it very inconvenient for him) The couch had a burning hole (I thought it was a smoke free place) I flipped the cushion over and there was a big stain. Some dishes were dirty. It had all necessities but I still would not recommend this place.

Thank you for your review Nory. We would like to point out that no guest has ever had an issue with the neighborhood, and that it is very residential. Additionally, the house is completely gated. So sorry that you did not enjoy any of the beautiful amenities like the balcony and spacious backyard with the firepit.

Add’l info: It was a little challenging to find a parking lot and then the unit at night/in the dark with our suitcases. Due to the architecture there are no natural light windows. There is a large interior window between the two bed room and the bathroom which is inconvenient/not private. The only problems we encountered was a beeping alarm going off at 3:30am both nights which disrupted sleep. With host’s assistance we were able to shut it off via the maintenance area at 8am and again at 3:30am the following night. Also, the noise from other units was noticeable at night; sound machines helped.

If your standards are low & you have all adults, this is fine. Its clean, has hot water & beds are good, parking is limited. BAD: A group of 4 people loitered on the corner 8am -11pm both Tues & Thurs w/ a lot of cars stopping about 30 seconds throughout day & evening. I reported this to Airbnb, & 3rd party manager they said “foot traffic is normal” LOL I’m crying… don’t treat me like I’m too dumb to recognize what I’m seeing. I didn’t feel safe, kept my eye on my car/street for hours, through broken blinds. Having my kids separated from me on the other side was not comfortable. OTHER STUFF: 3″ hole in bath is patched with rubber, Breakfast bars very wobbly don’t lean on it to put a shoe on. Toilet flush button is on top but they put an over toilet shelf system with towels that blocks the button, and the lid is held open by same shelf system so no closing it, 4 towels in unit/sleeps 6, all communication via email, not text so never timely, nowhere for trash,
can outside overflowing.

I tried to visit New Orleans for a week between Christmas and New Years – unfortunately, Southwest Airlines dropped the ball and my flights were cancelled. While trying to figure out if Southwest could get me to New Orleans – 2, 3, or even 4 days late – Mike’s property management team alternated between automated messages (e.g. “Thanks for checking in!” or “How was your first night?”), non-sensical messages from his on-call teammate, and radio silence. The team wasn’t interested in adjusting/shortening my stay, providing a partial refund (even the cleaning fee?!?), or offering to shift my dates to a future reservation. Please take caution booking this stay – if you have to cancel for ANY reason, mike’s team is inflexible.

(Points for one of the people for at least responding to my text) My MAIN concern was that this WAS NOT an area we felt safe. ( Especially girls alone) I told/text them so as soon as we arrived with no help ( from them or Airbnb). I asked if they could get us other lodging ( since it was an investment group I assumed they owned other property in the area) We ended up loosing our money plus paying for another hotel. Also, beware they (investment group) ask for another copy of your ID plus another credit card! This is in addition to what you have already given Airbnb. I think the place it’s self might been nice in another area of Nola. People loitering outside and a TV dumped in the grass in front the place were not welcoming. So disappointed in the situation with “Mike” and “Airbnb support”.

Hey, im so sorry this was your experience. Im actually the owner and i live next door, alone by myself. This is a residential area not tourist area. You were seeing local people. We have had road contructiin for a few months that lead to lack of trash pick up, i apologize for that. As for the people, they live there. They like to walk place to place and visit. I know new places can sometimes feel scary, but again i live there alone. I walk most places. As for as your experience with Mike, im sorry they were not speedy in their response, please do consider staying again i will personally show you around and introduce you to the neighbors

This place made me fall out of love with Air BNB. I find Air BNBs increasingly less comfortable and frankly too much work to stay at. This one takes the cake. Firstly, this place has lots of noises and sleeping in the king bedroom was a struggle. When the furnace kicked on, it made a very loud noise that went on for several minutes about every hour or so. Second, the water pump in the maintenance closet on the other side of the wall ran periodically and was makes a startling noise every time it runs. Not a big deal during the day but woke us up each time it turned on during the night. Finally, there was a beeping alarm, also from the maintenance closet next door that was going off when we arrived and went off at least once per day causing us to have to go into the maintenance closet to turn it off. The trash can is essentially stuck in the cabinet it’s in because it’s on a track that is bent and not functional. Also, there are no windows in the unit giving it a dungeon type feeling.

We loved how close it was to the quarter, around the corner from Ruby Slipper, easy to get around. Good beds, the double queen rooms don’t have curtains so are very light. Would stay again.

Having to give them so much of our personal information (drivers license, selfie, credit card info) in order to get the lockbox code — only 5 min before we checked in — was a bit invasive and sketchy… really did make me feel uneasy. But that’s the only issue we had.

There are alot of nit picky rules, where they will charge you hefty fees. It didn’t happen to us, but just make sure you read through everything!

The place itself was actually really cute and cozy. Walls are thin and you can hear everything… even the toilet flushing from outside lol… water pressure is low in shower.

I love the area and it’s walking distance from everything you’d need! French quarter is about a 10 min Uber ride.

I want be clear and honest !
Nice dinner room , size of bed room’s bigger, the restroom very nice and clean but the living room not very clean ,the kitchen utensil in bad shape…. Pans and silverware ;really bad shape, the most important was the heater system and apparently the heater system is not connected to the restroom and bedrooms area , in a other words You don’t feel any heat on that area.
The first night was terrible freezing!! The kitchen, living and dinner room heat great!


I recommend to bring portable heaters to fixed that problem and they are super responsible with that ; the next day maintenance guy brought 3 of them… excellent response from maintenance people!!!

Good potential place but they need to fix that maintenance problems!!!

The communication was great with Mike and his assistance Nia and I Really appreciate that!!!

The neighborhood was ok… My family and I we like New Orleans….

There was issues with getting into one of the units because the lock box wouldn’t open. Upon looking over both units my guess and I found lots of maintenance issues. In one of the units there was holes/ cracks that pretty noticeable. The furniture in one of the units was broken. The heat in both units did not heat work properly. My guess and I had to wear hats, gloves and coats in order to stay warm. During our stay we had to to warming stations to get warm before we went back to the cold units. I was not satisfied with being the maintenance man trying to figure out how to fix the furnace. I paid to stay for 3 days with no responsibilities and it was the complete opposite. Honestly Nia stayed in contact with me about all issues and she tried to resolve all issues but she had no clue because she referred that someone from the team will Contact me Soon. I was embarrassed that I booked this location with all these issues.. I was really confused that the guess book was consistent

Mike’s place is located only a few blocks from the French Quarter and the space is very comfortable – especially the beds. My only critique is that the alarm next door was going off for nearly two days – Mike’s team was very responsive to messages about the beeping, but it did take some time to resolve the issue.

We enjoyed our stay, the place is clean and well maintained, beds were comfortable, and all the things needed in the kitchen were provided.

The location of the place is great, it is easy to get to the tourists areas by Uber in just 10 minutes. However, the neighbourhood doesn’t feel great if you want to walk around.

The communication with the host was clear, and if you need something they respond quickly.

The reason why I rated 4 starts instead of 5 is because two people in our group including me are light sleepers and we could hear when activity started on the top floor early in the morning. But as I said it only disturbed two of us so if that doesn’t bother you this is a excellent place to stay, clean, confortable, great host and good location to reach tourist areas.

We read the great reviews and were looking forward to spending 8 nights here, instead we only spent one night. The reason for our speedy departure was mainly around three reasons:

1. The air is musty (sort of what you’d get in a old home) and thus was hard to breathe for my mom and my wife.
2. The mattress was uncomfortable.
3. If you are traveling with another couple, the rooms will not provide much privacy as the layout of the home is a long hallway. This means if you need to use the bathroom, you’ll have to pass through the other bedroom that simply has a curtain.

I’ve stayed at many Airbnb’s and often never write a negative review. I felt compelled to write a review here and hope it is helpful. Thank you.

Amazing location, nice apartment, removing a star because 1) dryer was broken and we happened to need it 2) the company that manages the airbnb requires you to sign up for their mailing list in order to access the wifi, which I think is shady and 3) blinds were broken and 4) a handyman showed up twice unannounced and with no prior communication or text to replace lightbulbs while i was working from home

Overall space was good for my one night there, but it was not priced well for what I received. The linens were not only clean but soft and smelled good. The washer and dryer were useful! we did not cook much but we used some plates in the kitchen. There were not a lot of pots and pans for cooking, but that’s rare to find. We enjoyed our stay and our host had great recommendations. 4 out of 5 stars because the bathroom did not have anywhere to hang towels and the shower curtain continuously fell down, but I am confident the host has resolved that since our stay. We told them about it and they were responsive. thanks for a great trip!

The apartment was good value for money. It has great public transport links to the French Quarter and is close to city park. Located in a quiet residential neighborhood but also walking distance from most things you’ll need. Would recommend!

DO NOT STAY HERE!!! This is by far the worst place I have ever stayed. When the Uber drivers, and I’m talking multiple drivers, say ohhh y’all are in the hood, that says something.

The facility itself is not that bad, We arrived to a car sitting on an ice chest missing all four tires and wheels. Some dude was standing across the street smoking a blunt. Inside is okay, clean. However, the coffee maker didn’t work and the pot spout was chipped, the stove didn’t work, none of the outlets in the kitchen worked, the internet was spotty at best. The beds, you might as well sleep on the floor. The shower was so slick you had to hold on not to fall. 2 forks, 2 coffee cups, no water glasses for 4 people, and they said the provided coffee, nope. All of this could be dealt with.

However, starting around 10 am each day, it is the loudest place in New Orleans, a Van set up each day with giant speakers blaring music that vibrates the floors and walls, motor cycles and ATV’s so loud, running the roads, literally burning rubber continuously.

I’m guessing this is what is advertised as the “Second Line”, it’s not. I’ve been to a second line. This is not it. We also would not walk anywhere in this neighborhood and none of the times advertised are correct, double those times if you are walking, maybe triple them.

On Sunday night, at 6:30 pm we returned from dinner, to 1000’s and I mean 1000’s of people in the street blocking the road. Our Uber driver told us he almost didn’t pick us up because he didn’t want to get into the traffic and fight the people. He said this happens EVERY WEEKEND!!! It would have been nice to know!!!!!!! And once we got back there was absolutely no leaving. There were cars parked in the middle of the street, the traffic was backed up all the way down Claiborne, hours we dealt with this, my senior parents were unable to go to bed, my wife ended up with a migraine, making her so violently sick. There was no escaping it. Just boom, boom, boom….

The worst part…there is no way the host didn’t/doesn’t know about this. I sent a message about the coffee pot and stove and they are like if you really want us to bring another one we will…We wouldn’t have sent a message if we didn’t want it. You were supposed to provide it, it’s what we paid for. And since that time we’ve just been ghosted, I want my money back for at least one night. And if they don’t give it back without question they don’t care about hospitality

We were in New Orleans for a sailing regatta and this place served us well. Super close to a supermarket and local cafes, bars, and restaurants. Parking was easy to find and we always got a spot on the street right in front of the Airbnb, which was convenient.

There was no hot water in the shower when we arrived. I messaged the host and they came to fix it. The following day we wanted to do some laundry but the dryer door wouldn’t close so we had to hang our clothes around the house after washing. The kitchen also could have been better stocked – it only had one small pot, one pan, and no baking dishes. We choose Airbnb for trips like this (vs. a hotel) so that we can cook meals at home, and the limited supplies really put a limit on what we could cook for breakfast & dinner.

Overall, I’d recommend this Airbnb to others and would stay here again on a future trip to New Orleans

We strongly advise against staying here or any of the host’s listings, because (*)the host’s only metric is their revenue. They don’t give a damn about you: unless AirBNB tells them to do something, they won’t-including warning you of construction they planned in the building, or providing the amenities as listed in the ad, and (**)the place is poorly isolated from outside noise (loud noise from street + neighboring rental at night), but also the above AirBNB-we heard them flush their toilets.

In particular, this ad lists multiple items which were absent, e.g. a dedicated working space, a washing machine or the absence of stairs. When we arrived, there were no way for a single person to work properly: there were no tables. We asked the host to provide one, they said that we could bring in the garden tables-round and small as the coffee table. We insisted, and they said that they couldn’t do anything else. Only when we reached out to AirBnB support did the host bring a desk.

Great place to stay, super cute and great location! However there is not a single window, so zero sunlight. The lighting inside was good though. The back bathroom also doesn’t have a curtain so you look directly through a window at the toilet. Otherwise everything was fantastic! Equipped and spacious.

I don’t believe I communicated directly with Mike. When I first booked, I was put in a group chat and was communicating with one of the agents (a female).

Con: the only downside to this whole experience was the use of AutoHost. If you’re planning to book, be sure to read the instructions: that submission of your government ID and filling out some background check with AutoHost is required in order to complete the booking process. There is also a $2 holding fee when they conduct a background check which was not mentioned in the instructions. I was frustrated at first with the whole booking process, but they were able to address my concerns. I also understand why they use AutoHost. It was just a first for me with AirBNB and it caught me off guard and made me uncomfortable. Could have been avoided if I did my research

Very beautiful home! Looks just like the pictures, and it was very neat and clean. The location was perfect with everything we needed being within walking distance or just a short drive away. The only negative is we couldn’t get the 2nd thermostat to work, so the right side of the home was pretty cold the first night. Other than that, we have no complaints! Would even book again!

Avoid this place and management co. Nice living room, bedroom, location, secure parking. Blinds mostly broken. Horrible tiny kitchen very lacking. Chipped units, handle broken, stained, blunt utensils. Paint tins and clutter in larder. Fridge light out, toaster grill broken. No office desk as advertised. Some light bulbs out, torch broken.

Main issue was power cut 4.15pm on 3rd night to 12.30pm next day so no shower, facilities, lights or entertainment. Problem was a simple breaker switch in a padlocked cupboard no one had access to. IMO a huge safety issue. We had medical devices we needed to plug in and needed phones charging. Book Nola failed to respond except with stock messages and stopped responding after 9.30pm completely leaving us in pitch black. Our calls were blocked. NO alternative accommodation offered, despite their claims. We fixed it ourselves with a screw driver to access trip switch. $59 refund offer so far! Not acceptable out of 4 days paid. Avoid!!

Before writing any comments I attempted to verbally address my concerns with the host. I communicated this request and was told I would receive a phone call the next day. Now 10 days later there has been no attempt to follow-up with me. I am now writing the review of my stay at 807 Esplanade Ave.

Pros:
– The location is fantastic, we wanted to walk to the French Quarter and this place in excellent proximity.
– The apartment looked recently renovated and they have done a great job making the place a nice spot to relax in. The couch was very comfortable. There was a nice little court yard and the entire place is cool, it has a good New Orleans vibe.

Cons:
– Absolutely confusing to find your room! The address is not marked on the building. I walked up and down half a block in either direction to be sure I was in the right spot. There was a side street with what looked like an entrance, by looking in through this side street door I recognized the court yard from the pictures. I took a picture of the door and sent it to the POC, Nia, who confirmed I was in the right place.

– We were to stay in Room #2 with a key code, there were no other directions. From the bottom court yard you can see a #2 on a balcony above but no room is marked. There are three floors and two half floors, so in reality there are about 5 floors to chose from to find your room, every half flight of stairs had a balcony with rooms. Rooms have more than one door, none are marked, only various key code lock boxes at some doors and also random lock boxes are attached to parts of the walk ways. Nothing is marked and there is no phone number provided to call.

– When I inquired via the app I received a text with further directions that included taking a “left” on the second floor but when ascending the stairs you will have to actually take a “right” on the second floor to find room #2, there is no left! We tried the key code on several of the lock boxes, none of them worked. Upon a further text inquiry, I was told to click a link to an online guide, then within the guide find another link that is listed among a series of links, then when I eventually found that link I saw pictures showing which door I should enter through. It boggles my mind why this basic information is not provided immediately. Only after a few texts back and forth, with no option to speak on the phone, was I given a mystery puzzle to solve to find the room I had paid a few hundred dollars for.






– One at the correct door the combination to this lock box was very loose, the numbers rolled easily and it was hard to get the four numbers to correctly line up. Even when you did have them lined up you had to then wiggle them to eventually jostle the key box open.

– During this time, I kept trying to get someone on the phone, I was able to get a good phone number from someone staying on the 3rd floor and that ensued a few call backs and phone disconnects.


– The verbal conversation was difficult between dropped calls and the need to manager to call me back because he had to check something. When I eventually did get someone on the phone it was very hard to understand the person on the other line. The connection was bad and his accent was strong, it was frustrating. The day we entered the city we wanted to start walking and enjoying the French Quarter but this was delayed by 30+ minutes of trying to find the correct room. This was a terrible start.

– The room was not clean. There was saran wrap on the floor of the bedroom and there was hair in the bathroom. I am bald and my companion has blonde hair, there is no doubt that the several strands of long black hair on the bathroom floor and in the shower were from someone else. Additionally, there was a short black hair stuck to the inside of the toilet bowl that would not flush away. It was clear that the toilet bowl was not cleaned before our arrival nor was the tub or bathroom floor. Between this and the litter on the floor I was wondering where the $80 cleaning fee went???


– Too much light comes in at night. The curtains are transparent and can be seen through, additionally they do not fully cover the edges of the windows and several windows have no curtains at all, specifically the kitchen window and the top windows in each room. In the evening anyone walking outside can easily see into any room with a light on, essentially if anyone walks by you have no privacy. There are windows above the main windows that have no curtains, the affect is nice during the day as lots of sun light comes into the room. However, the porch/balcony is VERY well lit and all of this light comes into the entire apartment. Laying in the bed there is a porch light that is shining directly into your eye through this upper window. If you like sleeping in the dark you can forget it. This made for terrible sleep. This was absolutely unacceptable for sleeping conditions.

The apartment was nicely furnished and remodeled. It was mostly clean except for the hair in the bathroom (floor, toilet and shower) and the saran wrap on the floor of the bedroom. However, the worst part was the absolutely ridicules amount of light coming into the bedroom when you are trying to sleep. This alone makes this apartment not a place I would

I lament to report that I had a terrible experience with this host. it’s not lightly I say this, but it left me wondering if this was a case of discrimination. the conversation up to 3 hours before the chech in was pretty fluid. Once I sent a copy of my ID, nonetheless, all communication ceased. it was my 1st time using Airbnb and, if it wasn’t for the incredibly tactful intervention of John B with customer service, our entire experience would’ve been a fiasco.

We have a good time at Mike’s place. The location is very convenient and the place is clean. One point that I am not very happy about is that I confirmed that they will have beddings ready for me before arrival. However, that doesn’t include comforter like the other beds have. The foldable bed frame also doesn’t come with screw. Therefore, I had to sleep on only mattress and with blanket for a night. I am glad that they send ppl to put together bed frame for me the next day. Hope they will have comforter in the future.

There were a few things that could have been cleaner. There was a stain on the sofa. The door frames and light switches were dirty, the toilet seats were dirty as well, and the walls could use some fresh paint. We had to bring in lysol wipes and wipe things down.

Overall the house was nice, just a few small things that made my rating drop. Also, when we checked out everything was left in perfect order, and the next day we got a notification that we were being charged for a broken lamp. They did provide pictures of the broken lamp, however, we did not break the lamp.

Terrible at responding to questions before arrival, the most negligent being about one of the people in our group arriving a day earlier than planned so I inquired about rates for that night (it was open) and never did hear back with an answer. Check-in was not simple. There are so many key boxes and key pads on the front of this building and it is not at all clear what ones to use. Pictures would be extremely helpful. The property is in a great location if you’re accessing the CBD or Quarter and the unit is cool, but in need of some serious deep cleaning. Check out the walls in the bathroom. Lastly the king bed supports were broken upon arrival and the options were a pee-stained twin or a broken down pull-out. They half fixed it the following day, though upon returning there was sawdust all over and the bed still was not properly supported. Zero attempts made to return any of our money. Still trying to get them to do the right thing.

Great location! Near the French Quarter and the Marigny. The apartment is also very nice. You get the real French Quarter, old house feel. Everything was clean and tidy. There were some things missing from the apartment that we needed (no iron, no hangers in the closet). But we asked for them and they came. The listing said that quiet hours are 10pm-8am. We liked that because we wanted to sleep. But there was construction going on at 6am and there was a party in the building until midnight. Amenities would need to match the listing to get 5 stars. Otherwise, it’s great.

Downfalls were not having blinds for the window in the kitchen, which directly faced the window of the house next door so you could not have privacy (which was important since you have to walk from the bathroom to the bedroom near it.) We we’re also told the day before we could check in at 3, so we timed our stay to get there at 3. We didn’t receive check in instructions by 2:45 and we were almost there, so we reached out and did not get a response until after 3:30. This had us sitting outside of the bnb with our dogs in the car for almost 30 minutes. Unfortunately, although it is a pet friendly bnb (the reason we booked) it is not a very pet friendly property to stay at comfortably. The court yard listed to be used is not connected to the space without having to walk down the stairs and into the area, which means you need to put your dogs on a leash to get to it. However, when you get into that area, there is no covering to keep your pets from going under the crawl space. The courtyard had trash and rusted cans, so it wasn’t the most welcoming. We would stay again if needed, but not with our pets. We ended up leaving a day early and checking into another bnb to enjoy our stay a little more

Nice house. Code for self check in was not emailed prior to check in time. Had to contact host and wait for response before finally checking in. unfortunately after notifying host in regards to missing/non working items, i was told that maintenance would be arriving following morning. Following day in the evening, to my surprise no one showed up. I then again contacted host in regards to prior arrangements. Finally host replies to inform me that they should have notified me that maintenance of said item could not be completed in time frame. It would have been nice if the host had better communications and notified me instead of me having to reach out multiple times. Unfortunate that they have poor communication. Place was as advertised. The unit is on the second floor, so decent amount of steps to drag your luggage up. While there are 2 bedrooms and 2 bathrooms, there aren’t a lot of comfy places to sit and hang out in the main living area, which is fine if you aren’t going to be there a lot and just using it as a place to sleep. The main bedroom on the lower level has no chest with drawers or closets so you are living out of your suitcase. The second bedroom is directly on top of the main bedroom and there is literally just the wooden floor between them, so every sound is heard. There is a spiral staircase to go up to the second floor, so anyone with mobility issues would have a hard time. Weirdly, there was not one trash can in the entire place for us. Not even in the kitchen. Minor issues were that the bathroom faucet was a trickle of water (which was fixed quickly) and that I could not figure out how to get the outlet next to the bed to work – annoying and never got an answer on that fix.

Given the style of the house, adding a privacy curtain to the second bedroom was a nice touch that we appreciated. This place is big, bright, modern, and clean. There are 3 beds, including a king, plus there was a twin mattress and bedframe in the closet. I put the twin mattress on the floor for my baby to sleep on, and he slept like a log for 4 nights straight, particularly because the A/C is incredibly strong. This is a great value and it was perfect for multiple adults and a child.

My main qualm is that on the day of check-in, I was sent a link to virtually check-in and I was forced to provide a photo of my drivers license. I’ve never been asked to do this for Airbnb and I am a person who is very concerned about my privacy. Since I didn’t get to filling out the link until my family was in the taxi from the New Orleans airport, I felt like I had no choice but to provide this personal information so that we would have a place to stay. The best I can hope for is that this information sits in a database somewhere and isn’t sold off to another company, but I would love it even more if the company could delete this information.

I learned that this is what you get when a private company rather than an individual rents out an Airbnb. In the future, I will try to go with an individual.

The only other thing that was less than ideal with a baby is that it’s a third floor walkup, so it was almost impossible for one adult to bring up the baby and stroller. There also wasn’t an easy place on the ground floor to keep the stroller for a couple of hours. But the ideal sleeping situation outweighed the hassle with carrying up the stroller.

So I would encourage anyone to stay here, as long as you’re not too concerned about the drivers license issue.

So first of all I generally don’t like writing bad reviews so I’ll start by saying this PLACE IS SO CLEAN AND GORGEOUS. But they require you to put a credit card in an external form to book so be cautious of that. I’m not sure if the person below was doing laundry 24/7 but it shook the ENTIRE apartment. I couldn’t take a nap because the bed was shaking. So I hope you enjoy napping on a small uncomfortable couch. Also, they had to knives and no wine opener (granted they brought one after I asked) but the place was not prepared well for a guest to enjoy their time. Also they told me the day of that the city would be shutting the water off so I was working and didn’t have time to get water. So communication was subpar in this aspect. If you’re going to shut the water off, provide water bottles or something to the guests. I couldn’t even take my makeup off or give my dog water.

There were 8 of us staying here on our trip to New Orleans, and this place was perfect! We never felt cramped at any point, the place is very clean and spacious and the kitchen/living room area is great for big groups. We ubered into the French Quarter almost every day and it was a quick 8-12 minute ride each time.

I do have a few things to note: – there were just 2 pillows per bed and they were very flat, I asked the host for more pillows since some of us had bad necks and they did not have any more to offer. – there was another bnb below us, and the guests were being loud/partying half the time we were there. Didn’t bother us too much since we were mostly out and about, but I suggest bringing ear plugs. – no wine opener which seems kinda essential.

Traveling into NOLA, we were HARASSED by someone called SUPERHOG, denying access to our lodging, more fees to pay, probing for personal information, etc. Mike took care of this & seemed familiar with this. We were never offered an explanation. Upon arrival Mike conveyed immediate access info…….Off-street parking was great! Our important venues were nearby. No luggage rack!…..The unit appeared exactly as pictured. However, the unit was not clean!Floors were dirty! Rugs were filthy!The furniture was extremely uncomfortable!……One bathroom had large hair balls on the floor & a sticky, grungy soap dispenser………K counters were dirty & sticky. K towels, etc, we’re few & not clean. No coffee filters! K fridge good with a super ice maker!”…….The bed was clean & fairly comfortable. The master bathroom had a large, clean shower, but NO GRAB BARS!……. Having access to a washer-dryer unit was terrific. However, there was a pair of men’s underwear in it!……The television was “temporarily disconnected”! Several irons but no ironing board!…..The building was secure & quiet…….This lodging experience was very disappointing & very expensive! We will not be using BOOK NOLA again!

SuperHog -an additional charge for renters that is insurance for the property separate from Airbnb- had nothing to do with our booking and it was only after I insisted that it wasn’t in our agreement was it not necessary to either pay $50 non refundable in the $500 deposit or put up all $500. It felt suspicious. Additionally, finding out that the owner was going to be ‘onsite’ 30 minutes before we could check in felt very creepy and off putting. I loved New Orleans, but I unfortunately wouldn’t recommend this place. The actual location and apt was fine, but dealing with the host was uncomfortable. I upgraded to three stars because the lock had an issue and they sent someone from maintenance quickly to fix it.

Very disappointed, my reservation was for 7 guests, there were only sheets and blankets for 4 of our guests. I requested blankets and was told to look in the closets that we had already looked in. No blankets. There were no offers to have sheets and blankets sent over for 3 guests so 3 people in my group had to purchase sheets, blankets and pillows no one seemed concerned that 3 people in our group paid their portion for the airbnb and didnt even have sheets and blankets. Dirty silverware in the drawer, stains all on the dining room chairs, clumps of grout all over the shower walls. Neighbor’s smoking weed, we had to shut the windows because the smell entered our unit, we had $200 of groceries delivered and someone stoled them, we walked up the street thinking they were left at one of the neighbors house but they were not. Garbage cans outside were full upon check-in so there wasn’t too much room in the cans for our trash. I will never book again!!!!!!!

The house was in a great location and very friendly neighborhood with lots of great food choices nearby. It was mostly as pictured, but could have been cleaner. The mattresses definitely have room for improvement and the neighboring house had extremely bright side lights which were on at all hours of the night and flooded through the shades. There was an issue with smoke alarm batteries when we first arrived and the hosts were very responsive and came the next day to fix them.

I gave it 4 stars for the following;
I had an issue with the internet.
1. It’s shared/ public wifi. Not a dedicated wip. You have to enter your credentials in order to use it and it forces you to check the box to accept their newsletter and marketing emails or you can’t get access.
2. They don’t, and cannot rent to any locals in the 40 mile (or 80 mile) radius. So they are buying up properties and only renting them to tourists. Just thought that was immoral and weird.
3. You have to undergo a sign up process entirely separate from airbnb which is quite tedius and annoying and they don’t send you the lockbox code unless you sign up. (It’s pages upon pages of questions and validations).
As this is highly irregular I didn’t know I had to sign up until I got there, which meant that after signing up we were waiting outside the building for quite some time for them to actually send us the drop box code. It’s not an automatic process. I even had to call airbnb to reach out to them.
Please read through this listing thoroughly before renting. It’s not a typical airbnb.

Pros:
– communication with host(s) was always prompt

– convenient location, next to a wine and beer garden that we stopped by most days (or nights)

– A quick Uber from most attractions in the city

Cons:
-The lack of kitchen supplies for being able to cook and prepare a meal for the size house it is was disappointing. We wish that we could have more kitchen utensils, pots, pans, plates, etc.

Pictures are accurate. Former shotgun double that has been converted into a single. Walk in to large open area that has living room, dining room and kitchen.


Bedroom layout –

First bedroom on left side has a king bed, second bedroom has bunk beds (full over full), third bedroom on left side has king size bed and it’s own bathroom and access to the rear exit on the left side. Bedrooms one and two share access to the full bathroom across the hall on the right side. After that full bathroom on the right side, there is the fourth bedroom with a queen size bed. The fifth bedroom is accessed by walking through the fourth bedroom. Not a big deal since most shotgun houses in New Orleans are bedroom into bedroom, but I wanted to point that out. The fifth bedroom has bunk beds (twin over twin) and the washer/dryer, as well as access to the rear exit for the right side of the house.


Overall, it was a nice Airbnb that worked well for our group. We liked the convenience of being in the middle of the city and next to several restaurants and bars. Safe area as well. Definitely, the best bang for our buck given that it was a busy weekend with one of New Orleans’ biggest conventions of the year.

A little bit of love wouldn´t hurt. The location is good, only 3 minutes walk to the streetcar. A little more cleanliness would not have hurt. Food was stuck to the dishes and the balcony was completely dirty, we put towels on the chairs to sit outside and cleaned the table as far as possible. The couch had massive stains, the pillows torn – such a pity, otherwise it would have been a nice accommodation.

This place is good but not great. I have stayed in another unit in this building and this one is not as nice for a couple of reasons. The couch is probably the most uncomfortable couch I have ever sat on. There were no spare blankets or towels. We used our jackets to sit and watch movies. The tv is mounted way off center to the couch. There is no dresser in the bedroom so I had to keep everything in my suitcase all week. after stripping the bed upon checkout, I realized how disgusting the mattress and pillows were and was really grossed out. The problems with the bathroom were the same as the other unit so maybe the whole building is like this but There is only one towel rack so my husbands towel had to be hung over the shower curtain which was annoying. Also the shower did come with a shampoo, conditioner, and body wash dispenser but I always prefer to use my own and there is no shelving in the shower so had to store all those items on the shower floor. Other than that, the condo is really nice. The pool and fitness center are definitely a plus. Also the gated garage is a huge perk. This is a nice place to stay if you want to be close but away from the busyness of the French quarter. I would still recommend staying here because of all the benefits but this cold be a great place to stay if all the negatives I listed are addressed

Mike’s place overall was okay. It’s not far from the French Quarter and downtown and also sleeps a lot of people comfortably. Was great for our quick family weekend trip!

Pros:
1. Ideally located to everything to do. Was about 2 miles from everything we did.
2. Having 5 bedrooms and 3 bathrooms were super nice for our group of 6 adults and 1 child
3. Very large backyard with some games and sitting area (not all pictured were there though)
4. Has a spot for 1 vehicle to park out front which was nice, more than that might have a problem as the street is so so with construction.
5. Kitchen is stocked and can be cooked in (although there is no measuring cups and the fridge filtered water/ice doesn’t work so need to buy bottles)

Cons:
1. You’re working with a large group, majority of my messages where from various people who help run this property and several others.
2. Not everything is listed on Airbnb – for all details including check in, check out, Wi-Fi, and any additional things they continue to tell you to go to a separate link (their website for their properties). I booked through Airbnb for a reason and don’t want to have to click on and read other sites
3. They technically don’t provide check in details until 1 hour prior. I had to ask for the code prior to that since I would be on a plane and otherwise would be ready to check in right at 4pm. I’m just used to getting check in details 24 hours prior like other listings
4. New Orleans overall has a problem with city trash pick up and they tend to go on strike, therefore there were several bags of trash in the cans and sitting on the sidewalk right outside the steps. Not sure why the host and it’s employees won’t take it to a city dump instead of letting it sit outside with flies and bugs. It started to smell and we had to constantly walk by it.

All the activities we wanted to do was a quick 10-15 minute walk from the Airbnb. The location was great! The sofa bed was not very comfortable as the mattress dipped in odd places. Mike’s place was adequate for an overnight stay. It’s a great size and spacious enough for multiple guests, and the beds were very comfortable. Close proximity to the French Quarter. A screen door would be a nice touch for a little added security.

The home was beautiful! Nicky renovated and was in a nice location, minutes from downtown. Would definitely recommend. Just had issues with getting in to the home, as neither of the lock box codes were working and there was confusion as to where the second lock box was located. I can say that the issue was solved in a timely manner as their response time was reasonable.

I’m not sure what happened with the communication of cleaning the units but it was really embarrassing to have my friends and family walk through one of the units and see and smell the filth that was left uncleaned from the previous. I’m not gonna go into detail of what was left that I had to clean myself but I hope that no one has to go through something like that especially when paying the amount of money that was paid.

I was also promised compensation for this occurrence but that did not happen as communication was nonexistent afterward.

If you’re considering this place, please be sure to triple check for cleanliness and ensure the representatives of the home respond responsibly.

Our stay at Mike’s place was not as pleasant as we thought it would be. Upon arrival things were going ok. We had issues with the WiFi not working the first day and also the air conditioner was not working. Being pregnant this left me very uncomfortable. We decided we would cook food to save money come to find out the oven did not work. I reached out to management and they said they would send someone but no one came. The next day we decided to use to toaster oven due to the actual oven not working. That did not work as well. I notified management and they stated someone would be there by 3pm to check the appliances and also the air conditioner. No one ever came nor did we get a response after I reached out to them to inform them no one came to check on the issues. I issued a partial refund for my stay and they denied my refund. I am putting a claim in with Airbnb because it was not fun being pregnant and sleeping in 82-87 degrees for 3 nights. I was literally sleeping in a puddle do to sweating so much in my sleep. We also had to throw away the food we bought to cook due to the oven not working. We will not be staying at Mike’s place again and I wouldn’t recommend this place to anyone. The service was not great and there were other things broken in the Airbnb that I did not mention.

This space was large and very clean and the hosts were highly communicative with a quick response time and rapid resolution when we had a minor issue with a blown fuse. While the road was closed for construction (which we were aware of before booking), we were easily able to get Uber from a block or two away. We found a wonderful coffee shop called Avenue Cafe about .3 mile away, and were able to get the streetcar right out front of the coffee shop. We had a wonderful weekend and can’t wait to return to New Orleans.

The location of the Airbnb is super convenient, but there were unfortunately a lot of things that made this stay really uncomfortable (within and outside of the host’s control). The worst part would have to be the neighbor’s dog that is in the upstairs apartment right next to this one, where they let their large dog on the balcony to bark throughout the night, constantly waking us up from midnight to 7 AM until we would head out for the day. The cleanliness could definitely have been better, floors not vacuumed, and there was a huge collection of dust everywhere but especially under the bed to which my dog cleaned with her small furry body. Things like tables and hair dryer being sticky, and air filter needing to be changed, fire alarm running out of batteries during our stay and beeping constantly. The gate was also broken and VERY heavy to move every time we went out and came back. The hosts were consistent in their replies, but there was so much going on, I wouldn’t know what to say. Overall, wouldn’t recommend staying here.

The place was very nice, clean and beautiful. However, check in, was a nightmare. I paid for early check in, it apparently, had not been communicated to Mike, that I was to check in early, therefore, I took a picture of my confirmation, that I paid for early check in. When I got to the Airbnb, I was unable to check in early. I contacted the necessary people regarding the situation only to be told, that I needed to complete another document for completion related to a 35$ or $500 deposit. I did that, and was, informed, that I didn’t have to pay the 35$ by a representative of the Airbnb. However, was still not given the numbers to the lock box to get the keys, to enter the premises. We waited, at least a hour and a half, to two hours, outside the premises, where we knew, absolutely, no one. After my sister, called the company from another state, where she finally spoke to someone. Additionally, we continued to call the necessary phone number, where, sometimes, someone answered and sometimes a recording answered on telling us, there are issues with the phones, and to call back, ALL WHILE WE WERE LOCKED OUT, in a city and a state, that we had never, ever been to before, and knew no one. Finally, the lock box numbers were sent to my phone. Therefore, in hindsight, we had fun on our trip, the Airbnb, was beautiful. But CHECK IN WAS HORRIBLE AND RIDICULOUS!!!!!

This was a great stay! Easy to get to different parts of the city, PLENTY of room, and the decor is so cute! My group went for my bachelorette and we were all able to comfortably find our own space to recoup and hang out. Ubers found us easily too, and there’s a few local bars/ eateries in walking distance. I would say parking was the only challenge. Anyone in a large car like me (Tahoe) absolutely will not fit in the driveway, and will have a very hard time on the narrow street. My friend had a Kia Soul that barely could fit in the gate and had to park several blocks away, which was a little worrisome as there was a lot of road construction nearby and the neighborhood is a bit run down. We felt safe and cozy ourselves, but guests with cars may have a bit of a challenge!

Prime location. The extra deposit is annoying. Check in was complicated due to multiple lockboxes. The girl who helped me (Nia) was literally no help because she didn’t even recognize that we weren’t even at the right lock box after pictures were sent. We were trying to access the 2 lockboxes on the house when we finally figured out the one we needed was attached to the window. It took way too long to enter the unit which was very uneasy considering I had a toddler with me and the neighborhood isn’t the best neighborhood (I was born and raised here). The internet didn’t work and we didn’t get proper instructions until the morning of check out. This area is not the safest as it’s right in the heart of the 7th ward so please be mindful when booking. There are a bunch of bars in the area and a grocery store across the street. The house itself was very nice. I’d recommend bringing your own ice since there’s no ice maker. I would book again based on the physical accommodations but being that the wifi could be a hit or miss I’m not sure I’d bring my children.
